Lead Generation Systems for Realtors: My Recommended Lead Funnel
Learn which lead sources I recommend for buyers and sellers, and how to reach every qualified lead within minutes. You get more leads on the phone with you. Speed sits at the center of the funnel, because the agent who calls first usually gets the meeting.
If you're a real estate agent, this is the lead generation system for realtors I recommend setting up first. It covers three lead sources and the follow-up that kicks in the moment a lead lands. Fast follow-up is one of the best bang-for-buck moves in your business, and every call is a step closer to a closing.
Claude runs the whole funnel
Almost everything in this funnel runs through Claude. It holds your business context and knows who you serve. It keeps the Fair Housing guidelines you write by in front of every draft. And it connects to your apps, so it works as the command center that keeps them working together.
Claude drafts and you approve. That's how every piece below gets made.
Buyer leads from Meta lead ads
Two of my favorite lead sources are Meta lead ads for buyers and REDX for sellers, and Google Business Profile brings in both.
Meta ads are great at making the right people want to contact you. Show them your listings. Show them your happy clients. Show them great homes in your area that recently sold.
Claude can set up the whole lead ads campaign for you to review: the audience, the ad copy and the form questions. The form does the qualifying. Ask about the area, budget, timeline and pre-approval, so you learn early whether a lead is a fit to be your client. The form also asks for consent to be called, since the first call might come from AI.
Housing ads follow their own rules
Real estate ads on Meta run as housing ads. You mark the campaign as housing in Meta Ads Manager, under Special Ad Category. Once you do, Meta removes ZIP code targeting and requires a minimum radius of 15 miles. Those are the rules as of October 2026.
So your ad does the filtering. Show the area and the price range in the creative itself. Fair Housing rules apply to every word, so describe the home, the street and what's nearby, and keep the copy about the property.
Seller leads from REDX
REDX is my favorite source of seller leads. It shows you homeowners whose listings expired and homeowners selling on their own (FSBO). You then reach out to them directly.
The goal of that first call is to get them on board. Claude drafts your call scripts, and you make them sound like you.
Google Business Profile for buyers and sellers
Google Business Profile works for both sides. People search for an agent in their area, and your profile shows up with your services.
Start with keyword research
Before you write your service descriptions, find out what people actually search for. Keyword Tool is a free Claude connector, so Claude can run that research for you. Build your services around the search terms with the highest volume and the highest relevance.
Name your zip codes and your price range
List the zip codes you work in and the ones you want to work in. You can even add home prices. That keeps the right buyers and sellers coming and filters out the ones outside your market.
Google Business Profile is updated in Google itself. Claude drafts your services, posts and review replies, and you paste them in. Your profile links to a free HubSpot landing page with a short form, and that form screens each lead before the next step.
What happens in the first minutes after a lead lands
Following up with leads immediately is one of the best bang-for-buck things you can do. Everything here applies to qualified leads, the ones who passed the screening and are worth your time and attention.
You call first
The moment a lead lands, HubSpot sends you a custom alert. You call. The best first touch is your own voice, from the agent who'll actually help them.
An AI agent calls at minute three
If you're showing a home and miss the alert, an AI agent calls the lead 3 minutes later. It says up front that it's AI. Your clients are smart, and honesty earns their trust.
You approve its script beforehand. Its one job is to book a call with you. It sees your open times in HubSpot and Google Calendar and sets the call right there, so the lead stays yours.
An email with a booking link
If the lead misses the AI call, HubSpot sends an email with a link to schedule a call. Claude drafts that email and you approve it once, ahead of time. After that, HubSpot sends it automatically.
